Dac\u00e3 obiectul contractului este o cot\u00e3 indiviz\u00e3 dintr-un imobil se va \u00eentrebuinta clauza: &#8220;Eu \u2026\u2026\u2026\u2026\u2026\u2026\u2026 declar c\u00e3 am v\u00e2ndut lui \u2026\u2026\u2026\u2026\u2026\u2026\u2026 cota indiviz\u00e3 de \u2026\u2026\u2026\u2026\u2026\u2026. din imobilul situat \u00een \u2026\u2026\u2026\u2026.<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">6. Localitatea \u00een care este situat imobilul.<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">7. \u00cen ipoteza \u00een care imobilul este \u00eenscris \u00een cartea funciar\u00e3 se va trece num\u00e3rul de carte funciar\u00e3 si num\u00e3rul topografic. \u00cen aceast\u00e3 ipotez\u00e3, v\u00e2nz\u00e3torul trebuie s\u00e3 prezinte notarului un certificat eliberat de sectia de carte funciart, certificat din care s\u00e3 rezulte numele proprietarului care este \u00eenscris \u00een cartea funciar\u00e3 pentru imobilul respectiv, individualizarea imobilului si sarcinile care \u00eel greveaz\u00e3. Contractul de v\u00e2nzare-cump\u00e3rare va cuprinde pentru imobilele \u00eenscrise \u00een cartea funciar\u00e3, si urm\u00e3toarea mentiune; &#8220;Subsemnatul \u2026\u2026\u2026\u2026\u2026\u2026. v\u00e2nz\u00e3tor, autorizeaz\u00e3 pe cump\u00e3r\u00e3tor s\u00e3 cear\u00e3 Sectiei de carte funciar\u00e3 a Tribunalului \u2026\u2026\u2026\u2026\u2026\u2026. \u00eentabularea dreptului de proprietate asupra imobilului v\u00e2ndut, \u00eenscris sub nr. carte funciar\u00e3 \u2026\u2026\u2026\u2026\u2026. si al comunei \u2026\u2026\u2026.. nr. topografic<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">8. Indicarea titlului de proprietate al v\u00e2nz\u00e3torului. Dac\u00e3 este vorba de un act autentic se va indica num\u00e3rul de autentificare si transcriere; dac\u00e3 proprietatea v\u00e2nz\u00e3torului este rezultatul dreptului de succesiune, se va ar\u00e3ta de la cine este mostenirea, precum si modul \u00een care defunctul a dob\u00e2ndit imobilul si certificatul de mostenitor.<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">9. Mentiunea respectiva se face numai dac\u00e3 imobilul a fost dob\u00e2ndit de v\u00e2nz\u00e3tor pe timpul c\u00e2nd nu era c\u00e3s\u00e3torit.<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">10. Pretul v\u00e2nz\u00e3rii poate fi pl\u00e3tit si altfel dec\u00e2t integral. \u00cen aceast\u00e3 ipotez\u00e3, clauza referitoare la pret va fi modificat\u00e3 dup\u00e3 cum urmeaz\u00e3: &#8220;Pretul v\u00e2nz\u00e3rii este de \u2026\u2026\u2026.. lei, din care eu v\u00e2nz\u00e3torul am primit \u2026\u2026\u2026. lei la data autentific\u00e3rii contractului, iar restul de lei se va pl\u00e3ti p\u00e2n\u00e3 cel mai t\u00e2rziu la data de \u2026\u2026\u2026\u2026\u2026<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">Pentru garantarea pl\u00e3tii restului de pret, v\u00e2nz\u00e3torul se bucur\u00e3 de privilegiul v\u00e2nz\u00e3torului \u00een conditiile art. \u2026\u2026\u2026\u2026 C. civ. , iar \u00een caz de neplat\u00e3 la termen, functioneaz\u00e3 conditia rezolutorie expres\u00e3, f\u00e3r\u00e3 somatie, punere \u00een \u00eent\u00e2rziere sau cerere de chemare \u00een judecat\u00e3.&#8221;.<\/span><\/div>\n<div align=\"left\" class=\"MsoPlainText\" style=\"text-align: left;\"><span lang=\"RO\">11.
